The standard and quality of finishes in many properties vary tremendously. Improvements at the landlord's expense such as redecoration or provision of furnishings are points for negotiation and must be raised at the time of the lease negotiation. The property you intend to rent should also be well managed and have a professional property manager, and this should be checked prior to signing the lease.

Electrical & Mechanical Fittings  
Check for any water leakage throughout the apartment.
The water flow, pressure and quality are sufficient and constant.
Check to see if all the A/C units and appliances are in working condition. Make sure the A/C temperature is cool and the noise is acceptable.
Check the socket locations for telephones, TVs aerials and computers.
Is cable TV connected? If not, can it be done? What TV channels are provided by the building management?


Security System  
Note the fire escape route of the building and ensure that there is a working fire alarm installed.
Check door locks are secure.
Check to see if all the windows are in working order. Review window safety locks for security and child safety.


Facilities - Modern & Old  
Modern residential complexes often provide communal recreational facilities which may include a children playground, a swimming pool, a gym room, tennis courts or squash courts. Old residential blocks, on the other hand, may not offer any of such facilities. Then, the rent or management fee may not be as high.
